First Team agents, Kathy Leimkuhler and Ann Delligatta have put together a unique partnership to add value for home sellers in the beautiful community of Parkridge Estates in Orange.


With the power of First Team Real Estate’s marketing tools available to her as an agent in First Team’s East Orange County Regional Office, Delligatta sold her first of several Parkridge homes in 2007 after it had expired with another agent.


Meanwhile, Leimkuhler who was working with a small local firm at the time, moved her family into Parkridge Estates and developed an entirely new perspective as not only a Real Estate Agent working in the local marketplace, but as a resident with a vested interest in the community’s property values.

When Leimkuhler made the decision to join the First Team Anaheim Hills office in 2009, she and Delligatta knew they would be competing in Parkridge with many of the same advanced marketing tools available to them. In their first conversation on the topic, they immediately realized that a partnership was the perfect solution for potential Sellers. Working together, they would offer the strength of two very successful agents, recognized offices and proven marketing techniques – definitely a benefit for all!

With the backing of their Office Managers, Mike Hampton and Jennifer Berman, they launched one of the few dual office partnerships within First Team.

While working across offices is a little unusual, Leimkuhler and Delligatta have made the most of it. As Leimkuhler likes to point out, they have the community “surrounded”. By putting their properties on tour with both offices, they have access to more than 150 local agents for broker tours. They receive individual support from both managers and have twice the access to advertising which brings results like the recent front cover of the Sunday LA Times Real Estate section they were able to garner for their seller (who is now in Escrow).

When First Team launched a new accreditation program and specialized marketing available to Luxury Portfolio Specialists (the “Live Beautifully” Campaign), both Leimkuhler and Delligatta applied for  accreditation based on their history of high-end sales and immediately nominated Parkridge as a “Live Beautifully” community. Gaining this designation means that they have access to a number of added marketing tools above and beyond what was already available to them as First Team Estates agents.
